You mention 3 thing to keep in mind with your goal and I absolutely agree!  Although you may get less searches used keywords with less competition, they are usually targeted resulting in more conversions.

Just because it has no traffic does not mean it is not your best keyword. You need to use Google analytics properly and set up what Google call goals.

Then you can track how each keyword performs and the ones that have no traffic and convert well are the best ones to go after.

When you  a search term has low traffic, there is less competition and you can get top 10 easily.

I would rather target 10 lightly searched terms that I can own and convert to sales well than spend all my time going after high traffic terms where I have big competition under.

Then go find 10 more, then 10 more....</description>
